Do you have an income minimum or maximum?
We do not have an income maximum though our minimum financial requirement is that you make three times the monthly rent as your combined monthly income.
What are the fees to apply?
At the time of your application, there is a $50.00 application fee per applicant 18 years or older. Upon approval there is a base security deposit of $250.00. (S/D subject to change based on credit and rental history)
How long does it take to know when my application will be approved or denied?
We aim to tell you your results within two business days.
What documents are required to apply?
Photo I.D. or passport and your last two paystubs (if paid bi-weekly and last four if paid weekly).

What is an individual lease? Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Do you require renter's insurance?
Yes, we require that you have a policy with a minimum of $100,000 coverage.
Do you offer any discounts?
We offer a reduced security deposit of $100 to retired or active-duty military, employees of the federal government and all school personnel. Otherwise it starts at $250.00 and is subject to change based on rental and credit history.

What utilities are included in the cost of rent?
All utilities: gas, water, electricity, trash, sewage and one parking space for one bedroom apartments and two parking spaces for two bedroom apartments.

Can I request a specific apartment & can an apartment be held?
Yes, while you may want to chose an apartment that is available closest to your desired move-in date, we can hold a unit for up to 21 days.
Is there a security deposit and is any of it refundable?
Yes, $250 and may go up based on credit, it is refundable at the end of lease term as long as there are no damages beyond normal wear and tear.
When is rent due and how can I pay? Are there late fees? Is there a grace period?
Rent is due on the 1st of the month and can be paid through our online resident portal, check, or certified funds. Late fees will be applied after the 5th of the month.
What happens if I need to move out before my lease expires?
You will need to put a 60 day written notice to vacate along with lease termination fee.
Is there an application fee?
$50 application fee per applicant
What are the hours for the fitness center?
The fitness center is open from 6 AM - 9 PM
Are there community quiet hours?
Community quiet hours are from 9pm to 8am
What are the hours for the business center?
The business center is open 24/7
What are the hours of the laundry facility?
The laundry facility is open 24/7
Do you offer washer and dryer in the apartments?
We do have a newly renovated laundry room that is on our Penthouse level. The machines are card operated though can also be operated via an app. From an app you can also see the machines availability as well as pay for your load there. It is $1.00 to dry and $1.50 to wash.
Do you have storage available?
Yes, we have storage lockers and you can rent them on a month-to-month basis for $25.00 a month.
What cable/internet providers do you all offer?
We offer both Comcast and Verizon.

Are apartments cable ready? If so who is the provider? Is there a separate charge?
Apartments are cable ready, you may chose any provider you would like and pay monthly through your provider. Primary providers are xfinity and fios
Do you allow pets?
We are not a pet friendly community.
Do you have additional parking available?
We do offer an assigned “under cover” spot for $55.00 a month *depending on availability.
What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?
Smoke friendly community, you may smoke in your apartment or balcony. No smoking in common areas or hallways.
What is the parking situation? Is parking assigned? Is there a fee or permit required for parking?
We have undercover parking that you can rent out for $55 per month. Every one bedroom comes with one spot and two bedrooms comes with two spots.
What do I do if someone parks in my parking spot? What is the policy for guest parking?
Please reach out to our leasing office so that management can approve of towing vehicle. Visitors may park in our visitor lot located right out front of our main entrance.

Public transportation stops are located right outside of our building, and timed shuttle from front entrance

WMATA bus (multiple stops), Arlington Transit (multiple stops) , BM Smith Shuttle to properties and Pentagon Mall
Do kitchen sinks have a garbage disposal?
Yes
Is there a bathtub or just a shower? Are they together or separate?
Both, you can use it as either but our 2 bed 2 bath has both stand in shower and tub with shower accessibility

No, they are located on the Penthouse level in our laundry facility, they are FMB washers and dryers

Yes, some of our apartments are renovated.
